How long does it normally take to build a home?

Weather permitting, Contractors normally schedule approximately 3-6 months to complete the construction of a house. Depending on the size and nature of the house plan, this can be discussed more in detail at the pre-construction meeting, or the final meeting.

How will I know if the home is being built correctly?

There are several inspections made by the local building inspector, normally the foundation is inspected first, then the plumbing and electrical prior to the insulation and sheetrock going up. At each inspection, the building, plumbing and/or electrical inspector sign off on the approval of the work at each stage of the construction process.

Do I have to use a licensed contractor on my construction project?

Licensing rules vary for each country and between cities in the same state or region. In many communities, unlicensed contractors may complete work requiring a Permit but with the assistance of a Licensed Engineer. What is important to note is that not all construction process requires a Permit. However, the work must be completed by experienced contractors, as per the building code requirements.

Is an oral construction contract legally valid?

Depending on your jurisdiction and the terms to which you have agreed, an oral construction contract may be valid. However, even if an oral construction contract is legally valid, it is not a good idea. There are too many opportunities for misunderstandings and too many potential situations that could arise in any construction project. Both parties are better off with a clearly written document that sets out, in detail, each party's rights and responsibilities.

What about materials?

Materials, scope of work, costs, and terms and conditions are specified in the contract signed between parties.

How close do you stay to time lines and budgets?

The budget and a reasonable time frame are stated in the contract, which is signed by the customer with copies provided before the start of any project. If by chance the project does run late, it is usually caused by two reasons; one, weather and two, materials deliveries. If it's not due to nature or outside forces, we work in accordance to the contract agreement signed and try our best to meet all of our contractual obligations.
